How this group of screens works

This group holds a single screen, Property Legal Status — a ledger of the properties the firm tracks on behalf of clients, together with any legal restrictions registered against them (mortgages, attachments, injunctions, easements, and preemption rights).

At a glance

Property Legal Status holds title deed details (province, district, parcel numbers, area) alongside a list of registered encumbrances, and calculates a risk level automatically from what's on file. Unlike every other screen in the Legal add-on, it has no AI Assistant panel — that's by design, not a missing feature.

Property Legal Status

Each property is recorded with an automatically assigned asset code (AST-YYYY-XXXX), its title deed details, a required link to a client in the Client Directory, and an optional link to a matter in Case & Matter Execution. Encumbrances — mortgages, attachments, injunctions, easements, and preemption rights — are added and managed from their own drawer on the property, each recording the party involved, the amount, and the registration date.

How the risk level is calculated

The risk level updates automatically as encumbrances are added or removed, with no manual step:

  • Clean — no encumbrances registered
  • Low Risk — only a mortgage, easement, or preemption right on file
  • Medium Risk — a single injunction or attachment
  • Critical Encumbrance — an injunction or attachment plus at least one other encumbrance

The top of the screen shows quick KPI figures — total assets tracked, the percentage with a clean status, and how many are at critical risk — so the overall exposure across the portfolio is visible at a glance.

Frequently Asked Questions

Why doesn't this screen have an AI Assistant panel?
It's the one screen in the Legal add-on without one, by design — the property ledger is a straightforward record-keeping tool and doesn't carry the chat assistant the other Legal screens have.
Can I save a property without a Client selected?
No — Client is a required field. You must pick an existing client from the Client Directory; a Matter link is optional and can be left blank.
Can I export only the properties I've selected?
Yes — select the rows you want with the checkboxes, then use Export Selected. Only those rows are included in the CSV, not the full list.
