Maintenance Operations Overview

Manage planned and unplanned maintenance of equipment and assets; reduce downtime and extend asset lifespan.

Module Overview

The Maintenance Operations module allows you to manage all maintenance processes for equipment and assets used in factories, facilities, or the field under a single roof. Preventive maintenance scheduling, fault reporting, work order tracking, and spare parts inventory work together in an integrated manner.

Preventive Maintenance

Define, schedule, and track recurring maintenance tasks with automated reminders.

Asset Registry

Keep records of equipment details, technical specifications, warranty periods, and maintenance history.

Work Orders

Create work orders for planned and emergency maintenance tasks, assign technicians, and track the process.

Reporting

Monitor maintenance KPIs such as MTBF, MTTR, and failure rates in real time.

Screens and Scope

Screen Main Function Who Uses It
Preventive Maintenance Create and track periodic maintenance plans Maintenance Engineer, Planning
Asset Registry Equipment inventory and technical document management Maintenance Engineer, Asset Manager
Work Orders Create, assign, and close maintenance tasks Technician, Maintenance Supervisor

Typical Workflow

Define Asset Create Maintenance Plan Create Work Order Assign Technician Complete & Close Maintenance

Integration with Other Modules

Maintenance Operations integrates with Inventory Operations (for spare parts), Manufacturing (for equipment downtime), and Finance (for maintenance costs). When a work order is closed, the spare parts used are automatically deducted from stock.

Core Concepts

Maintenance Types

  • Preventive Maintenance (PM): Routine maintenance performed at planned intervals before a failure occurs.
  • Predictive Maintenance (PdM): Smart maintenance triggered by sensor data and OEE metrics.
  • Corrective Maintenance (CM): Emergency work order opened when equipment stops or performance degrades.

Key Metrics

MetricDescription
MTBFMean Time Between Failures — average time between failures
MTTRMean Time To Repair — average repair time
PM CompliancePercentage of preventive maintenance completed on time
Maintenance CostLabor + spare parts total (per work order)

Frequently Asked Questions

Which modules should Maintenance Operations be used with?
For the most efficient use, it is recommended to use it together with Inventory Operations (spare parts stock), Manufacturing (work order and OEE integration), and Finance (cost tracking). Cross-module connections are established automatically.
How do I report an emergency fault?
In the Work Orders screen, select "New Work Order" → Type: Corrective Maintenance and mark the priority as "Urgent". This type of work order sends an instant notification to the maintenance supervisor and is highlighted in red on the dashboard.
How do I access maintenance history?
In the Asset Registry screen, click on the relevant equipment and switch to the "Maintenance History" tab. All completed work orders are listed along with technician notes, parts used, and costs.
